Welcome to Anthony Grace Properties (“we,” “us,” or “our”). These Terms & Conditions (“Terms”) govern your use of  https://anthonygraceproperties.com (the “Site”) and any related products and services (together, the “Services”). By accessing or using the Site or purchasing our Services, you agree to be bound by the following Terms. Please read them carefully before making a purchase.

1. Eligibility & Acceptance
You must be at least 18 years old and have the legal capacity to enter into these Terms. If you use the Site or our Services on behalf of an entity, you affirm and warrant you are authorised to bind that entity to these Terms.

2. Changes to Terms
We reserve the right to update these Terms at any time by posting a revised version on the Site. Your continued use after changes are posted constitutes acceptance of the new Terms. Please review them periodically.

3. Permitted Use of our Site
You may use the Site and our Services only for lawful purposes and in line with these Terms.

3.1 Prohibited Use of our Site
You must not:
• Violate any applicable laws or regulations
• Interfere with the Site’s operation or access our Site using unsolicited means (e.g., via bots, scraping, or hacking),
• Post or transmit unlawful, defamatory, or infringing content,

4. Fees & Payments
Where applicable, you agree to pay any fees in connection with our Services (e.g. Deal Packaging fees) and all associated fees related to your property investment. All fees paid to us are non refundable unless otherwise stated in these Terms. All payments are to be made to us via bank transfer. No other forms of payment will be accepted.
Deal Packaging fees:

4.1 Finders fee (“Sourcing fee”)
The Sourcing fee is payable to us for finding the property investment opportunity. This amount will be stated in the reservation form which we will send to you via email to complete, sign and return to us to progress with initiating the purchase of a property.
Once the reservation form is signed and returned to us, a reservation fee of 50% of the Sourcing fee must be paid upfront with the remainder of the fee payable to us within 48 hours at the point of Exchange of the property purchase.

4.2 Reservation Fee Policy
The reservation fee will be refunded in full if the property transaction is unable to proceed due to circumstances beyond your control for example, if the seller pulls out or the property does not pass legal due diligence.
However, if the purchase is cancelled as a result of your own actions or decisions such as choosing not to continue with the sale—the reservation fee will be retained and not refunded.

4.3 Inner Circle Membership fee
The membership fee is a monthly fee and must be paid via bank transfer to us on the 1st of each month.
Failure to pay the monthly fee on the scheduled date will result in the immediate loss of all membership benefits.

4.4 Mentorship fees
The cost of mentorship is dependent on the mentorship service package purchased. All fees are stated in the Mentorship Agreement Form which must be signed and returned to us via email if you decide to purchase a service.

5. Professional Introductions
When you request introductions (e.g., to brokers, solicitors, contractors), we share only the information necessary to facilitate that connection. Those professionals then become independent data controllers and any further relationship is governed by their own terms.

6. Intellectual Property
All Site content text, graphics, logos, images, code is owned or licensed by Anthony Grace Properties and protected by intellectual property laws. You may view, download, or print extracts for personal, non commercial use only, provided you retain all copyright and proprietary notices.

7. Disclaimers
The Site and Services are provided “as is” and “as available.” We make no warranties express or implied regarding accuracy, reliability, or suitability. We are not a regulated financial adviser; any information on the Site or that we share with you via any mode or medium is for general guidance only and does not constitute investment advice.

8. Limitation of Liability
To the fullest extent permitted by law, Anthony Grace Properties will not be liable for any indirect, incidental, special, or consequential damages arising from your use of the Site or Services, including lost profits, data, or goodwill even if we were advised of the possibility of such damages.
Anthony Grace Properties does not offer financial, mortgage, legal, or tax advise. We encourage all clients to conduct their own due diligence and consult with qualified professionals before making any investment or purchasing decisions.

8.1. Responsibility
The buyer assumes full responsibility for the use of our Services or materials and any decisions they make as a result.

9. Indemnification
You agree to indemnify and hold us harmless from any claims, losses, liabilities, or expenses (including legal fees) arising out of your breach of these Terms or your use of the Site or our Services.

10. Privacy & Data Protection
Our  Privacy Policy  details how we collect, use, and protect your personal data. By using the Site or our Services, you consent to our collection and processing of your information as described therein.

11. Termination
We may suspend or terminate your access to the Site or our Services at our discretion without notice if you breach these Terms or for any other reason. Upon termination, your right to use the Site or our Services will immediately cease.

12. Third Party Links
The Site may contain links to third party websites. We do not control or endorse their content, and your access is at your own risk. Any interaction you have with those sites is governed by their terms and privacy policies.

13. Governing Law
These Terms are governed by the laws of England and Wales. Any dispute arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
